Is Inspecting the Attic an Option?

I commonly find Broken or cut Roof Trusses during my Home Inspections. Roof Trusses are a common item found in homes built from the late 60's to today, a Engineered Roof Truss System is a staple in today's modern home construction!

I have found as many as five cut or broken Roof Trusses in one Attic. Roof Trusses are sometimes cut to ease the installation of the Air Conditioners Air Handler, we also found Roof Trusses cut to make room for Attic access, storage, room additions and so-on. Roof Trusses are a set of timbers that form a section of the structure of a pitched roof, typically Engineered designed and prefabricated off-site. Roof Trusses carry the Load of the roof and help keep the weather out, with that said a Roof Truss is part of the Home Structure and once compromised (Cut) a Evaluation and recommendation of repairs by a Structural Engineer would be required.

Repair cost can run between $500 to $900 for the Engineering, plus the cost of repairing the cut or broken Roof Truss.
