You see fresh paint, I see a way to hide Drywall defects and Moisture stains

Flipping properties is becoming a very popular and very profitable thing to do! Walking into the home you notice a fresh coat of paint, new flooring, new light fixtures and Ceiling fans, where the last 10 Bank Owned Homes you looked at were stripped of those items, needing some serious cleaning, painting and of course Ceiling Fans and Kitchen Appliances. As a seasoned Home Inspector for 8 years in Arizona I see fresh paint as a way to hide Drywall defects like Moisture stains or cracks, I see laminate wood flooring as a way to cover damaged wooden sub-flooring or cracks in cement slabs. You notice the new Bathroom Cabinet, where I see unconventional plumbing. You see that the over head lighting in the Kitchen was updated from the old box of Florescence tubes to the more modern more attractive reset lighting, when I Inspected the Attic (see photo above) I found they forgot to install insulation over the Kitchen ceiling. Please don't get me wrong, not all people flipping property's are cutting corners, but how do you maintain high profits, keep your expenses down and cut corners where needed! If you are looking into purchasing a Flipped Home, you need to find a Full time detailed Home Inspector, a Home Inspector that is going to take their time and really look over the property; this is not a place for newly licensed Inspectors or Part time Inspectors this is not a place for a friend of a friend that can take a look and tell you what they think, definitely not a place for Discount or Budget Inspectors who will pop-in and out in a hour and a half, you really don't even want a Multi Inspector Company that needs to maintain 3 or even 4 Inspections per-day per-inspector to stay profitable. You need a Full time Independent ASHI Certified Inspector, someone who's sole purpose is to protect you and your investment and look out for your safety. You want a Home Inspector who is going to take their time and perform a Detailed Home Inspection and report on the facts, you want someone that exceeds the standards of practices for Home Inspectors set by Arizona State not a Inspector that will meet the minimum standards.
