I offer some basic tips for buyers, sellers and real estate agents which help the home inspector you choose for your inspection.

FOR BUYERS

On a daily basis I get calls from potential clients asking me “How much is a home inspection” and maybe “What does it includes”.

The typical inspector has some sort of Script that they repeat about the inspection being a roof to foundation inspection. They then go into a dissertation about plumbing, electrical, furnace, and so-on. After you had called a few; they pretty much all say the same thing like they were programmed.

Is this what YOU really wants’ to know? – No, I think Not!

Many of my clients are calling on the advice of their Realtor, Family member, Friend said or attorney and they don’t know why they need that home inspection. I think more relevant questions would be: What does the home inspection mean to me, the buyer, and why are you qualified to do it?

FOR SELLERS

Electrical:

  1. Test your outlets for reversed polarity, open grounds or open Naturals. Look inside of your Electrical Panel, are there any recalled breakers or double tap circuit or missing knock outs? What about the
  2. GFCIs are required in residential homes in the bathrooms, kitchens, garages and all exterior outlets; simply put it all about safety. Luckily, they are very inexpensive about $12 at a home improvement store and around $30 for most Handymen to install (ask your Realtor)

Look in your Attic:
Is there installation, Damaged Duct work or a Broken Truss. I find at least 1 broken Truss with in every 10 or so homes I inspect.

Pre-Listing Inspection:
With today’s Real Estate market not having a Pre-Listing Inspection could cost you thousands of dollars and or the possibility of losing that sale. Putting the house back on the market (disclosing 90 more Days on the Market), the inconvenience of showing your home and maybe even lowering the asking price!

I’ll ask you this; Living in your home, you’ve probably learned to live with a few problems, since you see them every day. A potential buyer will see these as turnoffs.

With so many buyers getting a professional home inspection, cosmetic improvements aren’t necessarily enough to get the best price. For every $100 in repairs a home needs, a buyer is likely to try to negotiate about $200 off the asking price, and for high-ticket items like a new roof, moisture problems or heating/cooling/plumbing issues, a seller can potentially lose thousands of dollars.
