Water is Destructive!

Sprinkler heads should beat least 24 inches away from a Block or Exterior wal.

When performing a Irrigation or Sprinkler Inspection in conjunction with a Home Inspection. I always recommend Installing or relocating Sprinkler heads at least 24 inches away from a Block or Exterior wall and at least 18 inches away from a patio surface. Water is destructive and will work it's way through about anything, especially Stucco. The sprinkler system in the photo above was installed right up too the Foundation of the Exterior Wall, the Sprinkler heads were out of adjustment and spraying onto but more so into the Stucco wall. There was damage to the Stucco Stop (rusty looking piece of metal at the bottom of the wall), damage to the Stucco and DAMP Insulation inside of the Exterior Wall. Using a Moisture Meeter we found high moisture levels in the Drywall on the Interior wall. I recommended further advice and testing by a Certified Residential Mold Inspector and Further advice and repairs by a Licensed Contractor.
